Grundy & Livingston County, IL | March 5, 2025

This Grundy and Livingston County, IL farmland sold for a total of $4,212,564, averaging $14,951 per acre across 281.78 taxable acres. Tract 1, comprising 120.0 acres with 117.47 NHEL cropland acres and a Productivity Index (PI) of 126.1, sold for $17,100 per acre. Notably, this tract includes two wind turbines and a MET tower, generating an estimated $44,260 in income for 2024, and features extensive drain tile installation. Tract 2, also 120.0 acres with 118.03 NHEL cropland acres and a PI of 126, sold for $13,200 per acre. Tract 3, encompassing 41.78 acres with 39.59 NHEL cropland acres and a PI of 129.9, achieved a sale price of $13,800 per acre. The auction was conducted virtually on March 5, 2025, with immediate possession granted at closing and an open lease for the 2025 crop year. The final sale prices reflect the strong demand for high-quality, income-producing farmland in Grundy and Livingston Counties, supported by excellent soil ratings, additional income opportunities, and favorable topography.

 

Shelby County, IL | March 5, 2025

This Shelby County, IL farmland sold for $18,500 per acre, totaling approximately $769,230 for the 41.58-acre tract. The farm featured 40.99 FSA cropland acres, carrying an impressive weighted Productivity Index (PI) of 141.8, well above the county average, making it highly desirable for row crop production. The land was nearly all tillable, well-drained, and offered excellent access. With no lease for the 2025 crop year, full possession was granted at closing, providing immediate operational flexibility for the new owner. The strong per-acre price reflects the continued demand for premium farmland in Shelby County, driven by outstanding soil productivity, efficient layout, and turnkey farming potential.

 

Miami County, OH | March 13, 2025

This Miami County, Ohio farmland sold for $17,200 per acre, with the winning bidder purchasing both tracts for a combined total of approximately $1.789 million. The offering included 104.65 gross acres across two contiguous tracts: Tract 1 at 41.76 acres and Tract 2 at 62.89 acres, both consisting of nearly all tillable farmland with significant drainage tile systems in place. The land features quality soil types and excellent access, with Tract 1 offering approximately 680 feet of frontage along State Route 55. The auction was conducted online by Dye Real Estate and Land Company, and the strong per-acre price reflects the continued demand for productive, well-drained farmland in western Ohio, supported by favorable topography and efficient field layouts.

 

Madison County, OH | March 25, 2025

This Madison County, Ohio farmland sold for $19,200 per acre, totaling $3,334,848 for the 173.69-acre tract. The farm featured 159.19 tillable acres of highly productive Kokomo and Crosby soils, ideal for high-yield grain production. With substantial frontage along Lafayette Plain City Road and I-70, the property also offers strong future development potential. The auction was conducted on March 25, 2025, by Wilson National LLC, with the land selling in a single tract. The strong per-acre price reflects the continued demand for premium farmland in Madison County, driven by excellent soil productivity, strategic location, and development.

 

Dickinson County, IA | April 2, 2025

This Dickinson County, IA farmland sold for $16,700 per acre, totaling $4,013,900 across two tracts. The North Farm, comprising 160 acres with 152.9 FSA cropland acres and a CSR2 rating of 90.9, featured gently rolling, highly productive soils. The South Farm, an 80-acre parcel with 77 FSA cropland acres and a CSR2 of 89.7, offered nearly level, all-tillable land. Both farms are located in Westport Township and were sold at public auction on April 2, 2025, by The ACRE Co. The buyer received 100% of the cash rent for the 2025 crop season, with possession granted at closing, subject to the existing lease. The strong per-acre price reflects the continued demand for high-quality, well-maintained farmland in northwest Iowa, supported by excellent soil ratings and favorable topography.


Osceola County, IA | April 10, 2025

This Osceola County, IA farmland sold for $18,895 per acre on average, with a total sale price of $8,250,789 and a weighted CSR2 value of 92.07. The offering consisted of 436.66 gross acres, including 428.66 cropland acres across six tracts, all featuring high-quality, highly productive soils such as Primghar, Everly, and Galva. Tracts 1 through 4, totaling 317.95 acres, sold for $17,400 per acre, while Tracts 5 and 6, comprising 118.71 acres of exceptional soil quality with CSR2 ratings up to 99.2, brought $22,900 per acre. The auction was conducted using the “Buyer’s Choice” method, allowing competitive bidding on each tract. Buyers received a $300-per-acre credit at closing for the 2025 crop lease, reflecting immediate income potential. The final sale results underscore the strong demand for premier farmland in Osceola County, supported by top-tier soil ratings, excellent farming infrastructure, and a competitive auction environment.
