Selling for $20,750 per acre, the total sale price amounted to $1,660,000 or $254 per point.
O’Brien County, Iowa: 140 acres located four miles north of Sheldon, Iowa, was sold via public auction on March 26. This tract consisted of 135.85 tillable acres and boasted a CSR2 rating of 95.9. Prominent soil types included Primghar, Marcus, and Galva. It sold for $18,100 per acre for a total sale price of $2,534,000 or $194 per point.
Sangamon County, Illinois: Three tracts of farmland were sold at public auction on April 2. Out of the three tracts, Tract 1 stood out the most with 80 acres that were all tillable and boasted a soil rating of 139.8. Prominent soil types included Ipava, Virden, and Denny. It sold for $22,100 per acre for a total sale price of $1,768,000 or $159 per point.
Rock County, Minnesota: Four tracts of land were sold via the buyer’s choice auction method on April 1. Tract 1 consisted of 92.46 acres with 86.74 tillable acres. It sold for $15,000 per acre. Tract 2 consisted of 85 acres with 83.50 tillable acres and sold for $16,600 per acre. Tract 3 consisted of 80 acres with approximately 79 tillable acres. It sold the highest at $17,200 per acre. Tract 4 consisted of 54.48 total acres with approximately 51.50 tillable acres and sold for $16,500 per acre.
Dane County, Wisconsin: Five tracts of land were sold on March 27 at public auction: Tract 1 consisted of 55.87 acres with an estimated 47.33 tillable acres and sold for $13,100 per acre. Tract 2 consisted of 62.65 acres with 38.92 tillable acres and the balance of the tract in timber. It sold for $13,800 per acre. Tract 3 consisted of 83 acres with approximately 48.12 tillable acres with the balance of the tract in timber. It sold for $12,250 per acre. Tract 4 consisted of 40 acres with 27 tillable acres and sold for $11,200 per acre. Lastly, Tract 5 was 9.93 acres with 4.93 tillable acres and sold for $17,500 per acre.
Desha County, Arkansas: Located 2.6 miles west of Arkansas City, Arkansas, a 1,260-acre farm was sold on March 22. The farm consisted of 800.51 tillable acres and a 62.96-acre reservoir. The tract featured two wells, six re-lifts, 13,052 feet of 15” underground pipe, and 20 risers. It sold for $5,076 per total acre or $8,026 per tillable acre for a total sale price of $6,425,000.
