This Plymouth County, IA farmland sold for $22,600 per acre, with a per-tillable acre price of $23,780 and a CSR2 value of $300 per point. The farm consisted of 39.70 gross acres, with 37.73 tillable acres, featuring high-quality soil types with an average CSR2 of 79.3. The auction was conducted on-site, with full possession granted at closing, making the land immediately available for the 2025 crop year. The final sale price reflects the strong demand for quality farmland in Plymouth County, supported by excellent soil ratings, location, and topography.

 

The Sioux County, IA farmland sold for $19,400 per acre, with a per-tillable acre price of $19,966 and a CSR2 value of $226 per point. The farm consisted of 80 gross acres, with 77.73 tillable acres, featuring high-quality soil types with an average CSR2 of 88.3. The final sale price reflects the strong demand for productive farmland in Sioux County, supported by excellent soil ratings, location, and topography, making it a valuable asset for both investors and operators.

 

Stephenson County, IL farmland auction saw two tracts sell at different price points, reflecting their varying characteristics. Tract 1, a 101.63-acre parcel of high-quality, productive farmland, sold for $12,500 per acre, demonstrating strong demand for well-drained, fertile soils ideal for row crop production. This tract featured prime tillable acreage with excellent soil productivity and accessibility, making it a valuable asset for farmers and investors alike. Tract 2, a 48.33-acre parcel, sold for $4,350 per acre, a price reflecting its lower soil productivity or potential alternative uses. The auction, conducted by Peoples Company on January 21, 2025, highlighted the premium placed on high-quality, high-yield farmland in Stephenson County, with buyers recognizing the long-term investment potential of agricultural land in the region.

 

The Pontius Land Auction, conducted on February 10, 2025, featured 204.68 acres across five tracts in Adams County, IL, and Lewis County, MO. The auction attracted competitive bidding, resulting in a total sale price of $2,468,513. The individual tract prices were as follows: Tract 1 (productive tillable farmland) sold for $14,100 per acre, Tract 2 for $10,700 per acre, Tract 3 for $17,700 per acre, and Tract 4 for $9,600 per acre. Tract 5, a Mississippi River lot north of Canton, Missouri, sold for a lump sum of $7,100.
